North Idaho Real Estate - Year to Date Statistics

It is usually a good idea to compare like periods in a current year to like periods in prior years, due to the seasonality of real estate. You can find just such information in our First Quarter 2008 Report. For a look at real estate in North Idaho on a year to date basis; keep reading!

Residential units sold through April 30th, 2008 averaged $239,668 in sold price. Average days on market was 123. Coeur d'Alene, Dalton Gardens and Post Falls saw the highest number of units sold while CDA Rural West had the highest average sales price of $671,414 with seven units sold.

Vacant Land averaged $179,083 and 189 days on market. The Rathdrum/Hauser Lake area and Bonner and Boundary counties had the most units sold but if price is your thing then the $720,800 average price for the five lots sold in CDA Rural East is where you want to look.

The average price sold for muli-family units was $349,396 and 130 days on market. The highest average price point for these units was in Washington County - though the CDA MLS includes only limited listings for Washington Counties. In North Idaho multifamily units sold at the highest average price in Bonner and Boundary counties, but with only eighteen units sold total in the multi-family category throughout all areas the individual average price points are relatively meaningless thus far.

Note that the chart of sold properties in North Idaho reflects properties listed in the CDA MLS which includes some properties in Washington State as well.

The top chart reflects the locations of properties sold year to date (YTD) as of the date of this report.

The next chart shows average days on market, with green being less days, red more.

The third chart shows average sales prices with the highest prices being displayed in green.

All charts are broken down by ZIP Code. This helps show areas that have taken a long time to sell and areas of the highest prices, and is perhaps the easiest chart to understand. Nevertheless, if you are considering selling your home then analysis by ZIP Code is not what you want. A qualified CMA will look at your neighborhood, and contrary to popular belief neighborhood is not defined by geographical area alone!

Remember: Properly priced homes sell. If you are a home seller one of the most important steps you can take is getting a good, qualified CMA  not something spit out by computer!
